Why Most Coliving Owners Feel “Busy” But Don’t Feel Scalable

Operations are stealing the time that should be making you money

The constant interruptions are:

Most CoLiving owners are stuck in reactive mode:

Tenants texting and calling at all hours

Maintenance issues pulling you out of your day

Chasing rent payments or resolving billing questions

Managing virtual assistants without clear structure

Constantly context-switching between operations and investing

None of this feels hard individually.
But combined, it quietly consumes your week.

Instead of

Prospecting new deals

Analyzing acquisitions

Talking to brokers, lenders, or partners

You’re answering messages, approving fixes, and putting out fires.

The Real Cost

It’s not stress.
It’s opportunity cost.

Every hour spent managing operations is an hour not spent acquiring your next property.

A member of the house mentioned the place is well kept and everyone’s respectful and quiet. The only minor note was the kitchen area since it’s shared, but overall they gave it a 9 out of 10.

FAQS

What exactly is the Fractional A Service?

Our Fractional VA Service assists you with the day-to-day management and operation of your CoLiving properties. This is achieved through our trained Virtual Assistants (VAs) who execute tasks based on our proprietary Standard Operating Procedures (SOPs) and recommended technologies.

What Operational tasks do your VAs handle?

Our VAs handle critical tasks including, but not limited to: screening of prospective tenants, enhanced rent collection communication, managing tenant repair requests, and resolving personal disputes between tenants.

How important is my involvement for the service to succeed?

Your involvement is important to the success of the service, but we are intentional about keeping it efficient and manageable. This is a collaborative partnership, and timely input helps us move faster and deliver better results, while our team handles the day-to-day execution so you can stay focused on the big picture.

How much does the Fractional VA service cost?

For clients with 1 to 5 properties, our pricing is straightforward and predictable: a flat $350 monthly fee per property, plus a one-time $250 onboarding fee. Unlike percentage-based management, your cost never increases as rents rise, giving you full clarity and control over expenses. For portfolios of 6 or more properties, custom pricing is available.
